Every booking is to be confirmed trought fax or e-mail and guaranteed by a pre payment of 30% upon the stay.
The deposit can be paid by bank tranfer. The balance is to be settled on arrival.
Cancellation policy:
In case of cancellations the following charges will apply (% on the pre-payment):
up to 15 days before date of arrival 0%
14 to 3 days before date of arrival 50%
2 days before date of arrival - no show 100%
For staying of less than 4 (low/mid season)-7 (high season) days an extra charge of € 20 will be added for room cleanings

A perfect starting point for daily excursions in the most charming and interesting settings of Marche and Umbria: ancient cities and little villages like Serra San Quirico, Cupramontana, Maiolati Spontini; Jesi and its Castles, Loreto, Recanati, Fabriano, Camerino, Gubbio, Assisi and Perugia.
Esino valley is famous for Verdicchio vineyards cultivations. Here you can find most of the best wine producers of the Marche region. During summer our county offers a lot of interesting gastronomic and food events.
At about 15 km from Fattoria are the Frasassi’s Caves (Grotte di Frasassi), one of the most interesting speleological area in Europe. The caves system, discovered in 1971 and opened in 1974, is rich in water, particularly well endowed with stalactites and stalagmites.
The San Vicino mountain (at about 18 km) offers the opportunity to practise the most different sport activities: trekking excursions, bike tours, horse riding.
At few minutes from us, the Eldorado Aqua Park, with waterslides of 115 mt.
Easily reachable the Adriatic coast, with Senigallia golden beaches (at 55 km) and beautiful beaches of Conero Mountain (at 68 km) at Portonovo (famous as a windsurf spot).
